Summer Maintenance Tasks - Homeowners - Coach Realtors

When George Gershwin wrote "Summertime, and the livin' is easy," he wasn't thinking about homeowners.  But the sooner you get summer maintenance out of the way, the sooner your summertime blues will fly away, and you can finally relax. Our REALTORS® have compiled a list of things to tackle in the early part of the season to help you keep your home looking its best and save you money in the long run by resolving issues while they're still small.

  • HVAC Inspection and Tune-Up
    Before you turn on the air conditioning, clear the unit of any debris that may have accumulated in or around the unit. Clean the coils, inspect the wiring and change the filter. You may find it worth the price to pay a professional to clean and tune up the unit annually, especially if your unit is on the roof. A licensed technician will do more than inspect for damages. He will check elements for wear and tear, lubricate moving parts, and advise you as to the expected life and efficiency of the unit. If you wait until the weather is hot and the unit fails, you may wait for days for costly repairs!

  • Clean the Exterior
    Power wash the outside of the house, garage, patios, and decks. Make sure windows sparkle inside and out to let in the glorious summer sun. Check the deck as it dries to see if the water forms puddles or is absorbed by dry wood. If the water doesn't bead, reseal the deck to prevent damage. Check for any signs of moisture or pest damage. Watch for standing water anywhere around the edges of the buildings to make sure you have appropriate drainage, making adjustments as necessary. Now is the time to upgrade if you have planned to build an outdoor room, add a water feature, build a pergola, or do any other major project.

  • Inspect, Inspect, Inspect
    Carefully make note of any repairs and replacements you need to make, from damaged screens to burned-out light bulbs. Now is the time to check for any signs of roof damage. Sagging sections, broken shingles, and granules around the perimeter are sure signs you need a professional to inspect the roof and determine the level of repairs it needs. Check for clogged gutters and cracked retaining walls. Check insulation to make sure you have no gaps that you need to seal. Schedule major repair work at your earliest opportunity as you may have to wait for an appointment.

  • Make Minor Repairs
    Spruce up trim with a fresh coat of paint. Replace damaged sprinkler heads. Replace broken or bent hinges. Lubricate gate springs and hinges on gates, doors, and garage doors to ensure smooth operation without any annoying squeaks. Clean up the lawnmower, replace spark plugs, clean out debris, and take it in for servicing if the blades are dull.

  • Perform Garden Maintenance
    Prune bushes and trim trees as necessary. Make sure plants are not encroaching on sidewalks, the air conditioner, windows, or the roof. You still have time to plant and add flowers to your garden. Add a final layer of mulch to hold in moisture and give your garden a well-groomed look. Take a trip to your local nursery for fresh ideas to update your landscaping.
